- North End original fir
- Many pre-1940 North End homes still have narrow-strip fir under the carpet. It is often worth uncovering and refinishing rather than covering — but it also frequently hides prior patching around removed walls and old floor registers. We pull a corner of carpet before recommending anything.
- Bench-era particleboard underlayment
- A lot of 1960s–70s Bench homes have particleboard underlayment beneath sheet vinyl. It crumbles at fasteners and cannot support tile or a nailed floor. Budget for removing it down to the subfloor rather than discovering it on day one.
- Foothills sun exposure
- South- and west-facing hillside homes with big glazing get intense afternoon sun. That fades some vinyl and can push a floating floor past its temperature limit, so we look at window orientation before specifying product.
- Older-home flatness
- Settled bungalows and homes with post-and-pier crawlspaces rarely have flat floors. Floating LVP over a wavy floor clicks and flexes; self-leveler or shimming the subfloor is part of doing it right here.
